Apartment Dryer Vent Cleaning Cost Per Unit — What Managers Pay

July 9, 2026 — Doctor Vent

If you manage an apartment community, the question is not what dryer vent cleaning costs — it is what it costs per unit, because that is the only number that scales with your property and lands cleanly in a budget. Here is what apartment communities actually pay and why.

The Number

Most apartment communities pay $18 to $35 per unit for community-wide dryer vent cleaning. A 200-unit property therefore budgets somewhere between $3,600 and $7,000 for a full annual cleaning. Where you land in that band depends almost entirely on how your vents terminate and how long the duct runs are.

Budgeting Simply

Take your unit count, multiply by a per-unit rate from the table below, and you have a defensible line item for the annual budget. This is one of the easiest capex or R&M lines to forecast in the whole property, because unlike roofing or HVAC, nothing about it is unpredictable.

Property Type Per Unit 200 Units 400 Units
Garden, wall terminations $18–24 $3,600–4,800 $7,200–9,600
Garden, mixed wall/roof $22–28 $4,400–5,600 $8,800–11,200
Mid-rise $26–32 $5,200–6,400 $10,400–12,800
High-rise, rooftop risers $30–35+ $6,000–7,000+ $12,000–14,000+

Why the Range Is Real

Access drives labour. A ground-floor wall cap takes a technician a fraction of the time of a rooftop termination reached by roof hatch with fall protection. Duct length drives equipment time. A four-foot run through an exterior wall is cleaned in minutes; a thirty-foot horizontal run with three elbows is a different job. Loading drives repeat passes. A vent that has never been cleaned may need multiple passes.

What You Are Actually Buying

At $18-35 per unit, you should receive full-run cleaning, termination clearing, airflow verification, before/after photos of every single unit, a deficiency log and a completion certificate. Cheaper quotes almost always drop the photos. The photos are the point — they are what your regional manager, your insurance carrier and the fire marshal actually need. Cleaning without documentation is a cost without a compliance benefit.

Getting the Rate Down

Portfolio commitment is the biggest lever — management companies committing multiple properties typically see 10-15% off single-property rates. Scheduling flexibility helps: allowing us to fit your property into an efficient regional route rather than a fixed date reduces mobilisation cost. Annual cadence is cheaper per cycle than a first-ever clean, because lightly loaded vents clean faster.

The Cost of Not Doing It

Failure to clean causes 34% of dryer fires, and dryer fires account for approximately 92% of residential appliance fires. Against the property damage, displacement, insurance and liability consequences of a single vent fire — let alone the negligence exposure of skipping a documented NFPA 211 requirement — $18-35 a unit is not a meaningful number.
