What We Actually Do

We clean dryer exhaust systems in multifamily buildings — apartment communities, HOAs, condominiums, senior living, student housing and military housing of 50 units and above. We do not service single-family homes, and we have never tried to. Everything about how we operate is built for buildings where one blocked duct is a shared problem.

Alongside dryer exhaust we clean HVAC supply and return ducts, bathroom and kitchen exhaust systems, and commercial laundry exhaust. We have serviced 1,100+ commercial buildings.

How We Got Here

Ben Foster founded Doctor Vent in 2011 after more than a decade in commercial HVAC. The work started in Central Florida — garden communities in Orlando, condominium towers on the coast, senior living operators who needed documentation their licensing surveys would accept.

Florida taught us things that turn out to matter everywhere. Humidity packs lint into mats that adhere to duct walls, so cleaning only the accessible ends achieves nothing. Salt air seizes backdraft dampers, and a damper that will not open restricts airflow exactly as lint does. Hurricanes displace roof caps and drive debris into terminations. And in a condominium the duct is a common element, which means it is the association’s problem whether the board knows it or not.

Fifteen years later we run 18 full-time field technicians, 4 project managers, 2 quality assurance inspectors and 5 office staff, with multiple mobile crews working daily.

Why Documentation Is the Product

Cleaning a vent takes fifteen minutes. Proving you cleaned it is what a property manager actually needs — for the fire marshal, for the insurance carrier at renewal, for the regional manager who signed the invoice, for the buyer’s diligence team at disposition.

So every unit is photographed before and after. Airflow is verified at every unit, because a duct that stays restricted after a full clean has a physical problem, not a lint problem. Every deficiency is photographed and located. Nothing leaves this company without passing our QA manager’s review.

The Standard We Work To

NFPA 211 requires dryer exhaust systems to be inspected at least annually and cleaned as necessary. It is the standard fire investigators reference after a dryer fire, and the one your insurance carrier will ask about. Every completion certificate we issue references it.
